During this difficult time for home owners getting the right price tag is increasingly important. Most advise available states that making the most of the property we own will make a sale more probable, but it has become essential to adding the value that could make a difference between a profit and a loss for the seller. A London based estate agent, states "a well-maintained, decent sized garden can add between 10 and 15 percent value to your estate."

First impressions have never been so important and having the outside space in a pristine condition to welcome your potential investor is critical. If you were looking at your property from outside, what impression does it give you? In survey’s conducted about what would put off a buyer, women tend to be revolted by the appearance of the house but it is the men who observe whether your lawn is mowed and can be perturbed by a untidy garden.

Catherine Riley, property expert of ”The Times”, states there is no need to make the entire garden over, a few changes can make a huge difference to the aesthetics of your garden but with a potential difference of 10-15% to think of it is a great investment if you are potentially selling your property.

Tidying and maintaining the front garden is essential, keeping grass neat, drive ways tidy and free of any obstructions and adding some colour through boxes or pots of flowers can create a very welcoming approach to your home. Boarders and fencing can also make a huge difference so maintaining paint work and checking panels are in good repair will have an impact.

The back garden as clichéd as it has become is all about creating the entertainment space and creating a space to relax and unwind. The same guidelines apply here, that keeping everything tidy, neat and well maintained can be an advantage and even a selling point. You should also try to dress the garden for entertainment, get your garden furniture out and offer drinks whilst the buyers are outside.

Making your property different by, installing a calming water element can really make your back yard impressive and has something special to give as a further ‘room’ of the house. Make sure it’s dressed with quality outdoor furniture and flowers and it can really create the sense of relaxation that most home owners are searching for in a house.

For people with scarce outside gardens there many things to be done to add value to what is existingly there, flower pots with gardenias, lavender or scented flowers will leave an impact on the mind as well as the eye. The important factor there is to not mess and keep tidy any space you do have to offer likely buyers.
